With many exits from BA-001 Road, in Guanabara neighbohood; through São Francisco neighbohood, on the corner of Construcenter (a shop store,landmark); through the ecological track on Estrada do Mucuge, or even through Pitinga. All the routes take you to Villas do Arraial.

P: 05 - How is Villas do Araial located regarding downtown and the beaches?
R: Villas do Arraial lies between downtown and the beaches of Mucuge and Pitinga. Porto Seguro is 6 km far from Arraial d’Ajuda. Club Med is 8 km far from downtown. From Villas do Arraial you can also head Arraial beaches, without passing through downtown. (1800 m. from Mucuge Beach via Ecological Track or 3 km by car to Pitinga Beach). The distance from our lands to downtown is 1000m on foot or 5 minutes by car, despite being separated by Atlantic Forest preservation areas. On the website www.villasdoarraial.com.br, on the upper right button of the main page, Localization and Photos links, you can find aerial photos with the exact location of Villas do Arraial. The photos are updated and serve as a guide for localization and main distances.

P: 06 - What are the price levels of these land lots? Information’s and payment terms?
R: From the main site (www.villasdoarraial.com.br/home.php), or on this page, above, when clicking on the link (Land Plot), a new page will open with the whole developable property plan. When clicking on the land lot chosen in green (Available), another page will be opened showing the value, size and other remarks. When dragging the mouse over the text (Methods of Payment), you can see all payment terms and installments values.

P: 10 - How can I bind an offer for a land as a prospective buyer?
R: As a prospective buyer, you may bind an offer for a land in two ways:
a) By Internet, contacting us online, giving the land lots number, your full name, when is your arrival date and telephone for contact and reason for it, or
b) By phone through the number 55 (73) 3575-1214. The usual period is 10 days without providing any payment. You can buy a land lot paying 25% of the price and being entitled to choose anyone that is available at the time of your first visit, when then the transfer of the lot shall be accomplished.


P: 15 - What do I need to do in order to buy a land at Villas do Arraial?
R: You only need to provide your TIN (taxpayer identification number, in Brazil called CPF) and ID (identification number, passport number). Check FAQ 17, how to get a CPF.

P: 17 - Can a foreigner buy a land in Villas?
R: As the brazilian law, any foreigner citizen can buy a land property in Brazil, you just need the Passport and TIN (taxpayer identification number, in Brazil called CPF). To get the CPF number, the citizen must go to the “Receita Federal”, that you can find on the main cities of Brazil, and ask your number. You must take the passport with the entrance visa to Brazil. Also if you prefer, you can enter into this link http://www.receita.fazenda.gov.br print the formulary, and take to a Brazilian diplomacy with your documents and you will get the CPF in 15 days.

P: 20 - How does a purchase loan work?
R: The lands can be financed for up to 48 months directly with the property developer, with no need to furnish proof of income.

P: 22 - Can I pay in different means from the ones presented?
R: Yes, the down payment may be divided into three installment payments, with no interests. Besides, we can schedule intermediate payments that might suit your cash flow.

P: 24 - How does the installments annual monetary adjustment work?
R: For purchases with loans period of more than 12 months, the annual monetary correction will be calculated according to the contract index, which is the IGPM index of FGV (General Price Index compiled by Getulio Vargas Foundation - FGV), as follows: In the 13th month, it is issued the next 12 installment payments with the already calculated monetary adjustment, as well as by the time of the 25th installment payment and the 37th. .

P: 25 - How do I buy a land and make the payments, if I am far from Arraial d’Ajuda, or abroad?
R: Villas do Arraial has structure and practice for sales without the presence of the buyer, including international sales that may be accomplished by Internet/ post-office. The payments realized in Brazil will be effective through bank bill. The international payments will be carried out by bank deposit or money order, into the company acoount.

There is no restriction to build a commercial builds, you must be sure you’re your land lot is a commercial area. You can build also a house into a commercial land lot

P: 44 - Do I have a deadline to build in or fence my land?
R: No, but all new proprietors, before fencing or building, must require a verification of the property line from the Villas Administration.

P: 46 - How much does it cost to build a house?
R: The construction value depends on the material used in its finishing; however, as a reference, we can quote an average value between R$900.00 and R$1,300.00 per m2.
